My Story
How I ended up here.
I didn't grow up planning to sell property. I came into the industry through a side door — helping a family friend who was struggling to sell their HDB after eight months on the market. Within six weeks, the unit had moved. Three of their neighbours called me the same month.
That early experience showed me something the textbooks don't explain well: most "stuck" homes aren't stuck because of the market. They're stuck because the strategy underneath the listing was wrong from the start. Wrong price. Wrong photos. Wrong story. Wrong buyer pool. Sometimes all four.
So I niched. I learned how stuck listings think — what they need to hear, what they've already heard too much of, what actually shifts them in 30, 60, or 90 days. Today, that's the core of what The Kiong Collective does. The upgrader and condo work grew naturally from there: the people I unstick on the sell side often come back when they're ready to buy.
The core belief hasn't changed since that first sale: tell the truth, build the method, treat the home like family. That's the whole job.
My Philosophy
Three pillars I won't compromise.

Honesty First
If your home is overpriced, I'll tell you on the first call. If your timing is wrong, I'll say that too. The conversation is more useful when nobody's flattering anyone.

Method Over Hustle
Hustle without a system is noise. The Unstuck Method is a repeatable sequence — valuation, repositioning, outreach, closing — that respects your time and your home.

Long Game
Most of my clients become repeat clients, then introducers. That only works if every transaction leaves you better off than when we started. So that's the bar.
How I Work
A simple, four-step engagement.
Step 01
First Call
A 15-minute conversation. No commitment. We work out whether I'm the right fit for your situation.
Step 02
Property Assessment
I visit your home. We walk through it together. I show you the comparable evidence and explain what your real options look like.
Step 03
Strategy
A written plan: pricing, presentation, marketing channels, target buyer profile, timeline. You approve every move.
Step 04
Execution
I run the sale. You're updated weekly without having to ask. I handle the negotiation. You sign at the end.

Outside of work
A quick personal note.
When I'm not on a viewing, I'm usually somewhere outdoors with my family or hunting down a quiet hawker stall most people in the queue would walk past. I drink too much kopi-o, I read more property data than is healthy, and I genuinely enjoy a good "what should I do with my home?" conversation — even when there's no transaction at the end of it.
